If you’ve been noticing more “For Sale” signs around, you're not imagining it. Inventory is rising in many parts of the Chicagoland area—but not everywhere. Here's a closer look at what's happening in Chicago and its surrounding suburbs, and what it means if you're planning to buy or sell soon.


📈 1. Chicago Metro Area: Inventory is on the Rise—Slowly

Across the greater Chicagoland area—including suburbs like Elmhurst, Addison, River Grove, and more—inventory is beginning to climb.

  • Active listings are up 31.5% year-over-year according to Realtor.com (May 2025).

  • The broader Chicago-Naperville-Elgin metro area had nearly 14,975 active listings in June, up from 12,282 in March (FRED data).

  • Despite this increase, inventory is still 14% below pre-pandemic levels, so it’s not a full buyer’s market yet.

This slow increase gives buyers more options and a little breathing room, especially in the suburbs.


🏙️ 2. City of Chicago: Inventory Is Still Tight

While the metro area is gaining listings, the City of Chicago itself is trending in the opposite direction.

  • Inventory in the city fell 14.8% year-over-year—from 4,437 homes for sale in March 2024 to 3,779 in March 2025 (Illinois Realtors).

  • At the same time, median home prices climbed to $380K–$400K, depending on the neighborhood—up 6–9% year-over-year.

  • Homes are still selling fast, averaging 49 days on market (Redfin, May 2025).

👉 In short: If you're looking in the city, expect tighter competition and fewer options than in the surrounding areas.


🌳 3. Suburban Snapshot: Inventory is Easing Up

Some suburbs are seeing more noticeable gains in inventory and a slight slowing of market pace. Here's a breakdown:

  • Elmhurst: Listings rose 6.1%–20% month-over-month (depending on bed count). Median home prices climbed 9.1% year-over-year to $580K.

  • Addison, Bensenville, Wood Dale, Itasca: These western suburbs are experiencing steady listing activity. Wood Dale’s median price is up 7.9% YoY, with homes staying on the market around 81 days.

  • Elmwood Park, Franklin Park, River Grove: Seeing inventory levels slowly increase. Some listings sit longer than a year ago, creating opportunity for strategic buyers.

  • River Forest & Oak Park: Still competitive, but buyers have more negotiation room now than they did in early 2023.


💡 What This Means for Buyers & Sellers

For Buyers:

  • Inventory is improving in many suburbs. That means more choices, more time to decide, and stronger negotiating power.

  • In the city, you'll still need to move quickly and have a strategic plan in place to win.

  • Overall, this is a great time to shop smartly, especially before rates or prices move again.

For Sellers:

  • Even with more listings coming on the market, many areas are still undersupplied, keeping prices strong.

  • However, with growing competition, the sellers who succeed are the ones who price right and market hard.
