When you’re thinking about selling your home, you’ll probably hear the term CMA, or Comparative Market Analysis. A CMA looks at recent sales of similar homes in your area to give you an idea of your home’s value. While a CMA is an important first step, it’s really just one piece of the puzzle.

That’s why I go beyond a CMA and provide a CMP — a Customized Marketing Proposal.

A CMP doesn’t just tell you what your home might be worth. It lays out a strategic plan to get your home sold quickly and for top dollar.


The 4 P Principle of Marketing Your Home

My CMP is built around what I call the 4 P’s of marketing:

1. Preparation

Getting your home ready to stand out in the market. This includes repairs, updates, staging, and professional photography. Preparation also includes both quantitative prep (improvements with measurable ROI, like upgrades or fixes) and qualitative prep (things that boost appeal, like staging, curb appeal, and cleanliness).

2. Presentation

This is about how your home is showcased. Strong visuals, video tours, virtual walkthroughs, engaging listing descriptions, and targeted open houses all go into presenting your home in its best light.

3. Pricing

Even with perfect marketing, the wrong price can stall your sale. With a CMP, I don’t just pull comps — I strategically position your price to attract buyers and generate strong offers.

4. Post (Exposure & Distribution)

Once prepared, presented, and priced, your listing needs to be everywhere buyers are searching. MLS, real estate websites, social media, video marketing, and email campaigns all play a role in maximizing exposure.
