What to Do If Your Home Is Sitting on the Market and You’re Getting Nervous

When your home sits on the market with little interest or few showings, it’s a red flag. There’s no reason or excuse your home should be stuck in limbo if the right formula is being followed. I call it the Price–Preparation–Access Formula, and when all three parts are in place, homes sell — and usually fast. This isn’t theory. It’s proven. I’ve tested it over and over again. It works.
Now, I’ll be the first to admit — there have been listings in my career where one part of that formula was missing. I’ve taken overpriced listings (sometimes against my better judgment), and that’s when being an aggressive and proactiveagent becomes key.
The Problem with Passive Agents
Many people list with the ultra-busy agent who sells tons of homes and does flashy marketing. That’s fine — but are those homes actually selling? I do the marketing, I do the work, but more importantly… my listings sell.
And that’s not me bragging. It’s me reminding you that there’s hope.
Your home can look amazing on the MLS, but if the marketing isn’t strategic, and your agent isn’t actively working the listing, it won’t move. You need someone who doesn’t just wait for buyers to come — you need someone who goes out and gets them.
Proactive vs. Reactive Agents
A proactive agent anticipates challenges and takes action early. They’re hunting for buyers, making calls, tweaking strategy, following up aggressively, and staying ahead of the market.
A reactive agent simply responds to what’s already happening. They wait, they hope, and they often make excuses — like “It’s just the time of year,” or “People are on vacation.”
You don’t need excuses. You need results.
What is Circle Prospecting?
Circle prospecting is a powerful real estate lead generation technique where the agent contacts homeowners in a targeted area — typically around a new or recently sold listing — to let them know about the activity. It builds local buzz, attracts potential buyers, and sometimes even leads to other listings.
It’s not easy. It takes hustle. But it works.
This is the type of thing a proactive, aggressive agent does regularly — especially when the market starts to cool off or slow down.
Lone Wolf or Team Sheep?
Here’s the honest truth — not all top-producing agents are created equal. Some agents put up big numbers because they’re part of a massive team, and they’re not really your agent — you’re just part of their system. Others, like me, are lone wolves. We hunt. We work harder. We take ownership.
If your home hasn’t sold yet, you don’t need flash — you need fight.
